It’s time to look back at what happened in the Aurora Real Estate market during 2013. It was a great year for Real Estate in Aurora. 890 Homes were sold in Aurora at an average price of $593,778. Th is means that during 2013 approximately $528,462,420 worth of Real Estate was traded in Aurora during 2013 (excluding commercial deals).
Instead of looking at the year over year price increase for Aurora as a whole we are going to look at all the different types of homes sold and
their individual increases which is more relevant to personal situations.
TOWNHOMES: 124 were sold this year at an average price of $425,449. Th e lowest priced townhome sold for $344,000 and the most expensive sold for $588,000. Th e price increase during the year amounted to a modest 1.23%.
DETACHED HOMES: Th is was the most popular type of home sold in Aurora during 2013. 551 Detached homes were sold at a benchmark price of $594,000. Th e least expensive sold for $300,000 and the most expensive home sold in Aurora during all of 2013 was $4,200,000. Th e average price increase for a detached home in Aurora during 2013 was 6.96%. Detached Homes are the most desirable pieces of property in town currently.
CONDO-APARTMENT: 51 were sold this year at an average price of $354,088. Th e lowest priced Condo sold for $165,00 and the most expensive sold for $759,900. Th e price increase for Condo-Apartments during the year amounted to 3.18%. Expect more to be sold in 2014 as moreprojects are finished.
N1309P00100CCONDO TOWNHOUSE: 68 Condo-Townhouses were sold in Aurora during 2013 at an average price of $499,701. (Higher than regular townhouses due to the fact that several of these are located within the gated communities of Aurora)The least expensive sold for $229,000 but the most expensive sold for $975,000. Condo Townhouses saw their prices increase by approximately 1.6%.
LINKED HOMES: Only 18 linked homes were sold in 2013 for an average price of $488,000. Linked homes are relatively rare in Aurora and they sold at the low end for $315,000 and $575,000 at the high end. Linked Home prices increased by an average of 5.7%
SEMI-DETACHED: 78 semi-detached homes sold in 2013 for an average price of $422,259. The low end was at $323,000 and the high was $555,000. Th e average price increase for 2013 was 5.7% 2013 was a great year for Real Estate in Aurora and RE/MAX is predicting that prices will increase on average another 3% in Canada but 6% in the GTA.
